These Terms of Service ("Terms") govern your use of the Casa Princesa website and any inquiry, quote, or reservation related to The Leaf Playacar (the "Property"). By accessing the Site or submitting an inquiry, you agree to these Terms.

If you do not agree, please do not use the Site.

The Leaf Playacar is a private vacation rental offering 3 bedrooms, 2 bathrooms, and accommodation for up to 6 guests in Playacar Fase II, Playa del Carmen, Quintana Roo, Mexico.

Listing details, photos, and amenities on the Site are provided in good faith and may be updated from time to time.

Submitting an inquiry through the Site does not create a confirmed reservation. A stay is confirmed only after written acceptance, payment of any required deposit, and receipt of booking confirmation from us.

Reservations may also be completed through approved third-party platforms such as Airbnb. When you book through a platform, that platform's terms and cancellation policies apply in addition to, or instead of, these Terms.

Rates begin at $250 USD per night unless otherwise quoted. Final pricing depends on dates, length of stay, number of guests, taxes, fees, and seasonal demand.

We will confirm the total price before you are required to pay. Unless otherwise stated, payment terms, security deposits, and accepted payment methods will be provided in your booking confirmation.

Standard check-in and check-out times will be communicated in your confirmation. Early check-in or late check-out may be available upon request and is subject to availability and additional fees.

Guests must provide accurate arrival information and comply with community access procedures for the gated Playacar area.

Guests are responsible for damage to the Property or its contents caused during their stay, excluding ordinary wear and tear. We may charge repair or replacement costs, including from any security deposit held for the reservation.

Cancellation and modification terms depend on how the reservation was made and will be stated in your booking confirmation or the applicable platform policy.

If no specific policy is stated for a direct booking, cancellations made more than 30 days before check-in may receive a partial refund minus non-recoverable costs; cancellations within 30 days may be non-refundable unless we agree otherwise in writing.

To the fullest extent permitted by law, neither the Property owner, host, nor operator shall be liable for indirect, incidental, special, or consequential damages arising from your use of the Site or stay at the Property.

Guests use pools, fitness areas, bicycles, and other amenities at their own risk. We are not responsible for loss or theft of personal belongings, travel disruptions, or events beyond our reasonable control.

You agree to indemnify and hold harmless the Property owner, host, and operator from claims, damages, or expenses arising from your breach of these Terms, misuse of the Property, or violation of applicable laws or community rules.

All content on the Site — including text, photographs, branding, and design — is owned by or licensed to us and may not be copied, reproduced, or used without prior written permission.

These Terms are governed by the laws of Mexico, without regard to conflict-of-law principles. Any dispute arising from these Terms or a stay at the Property shall be subject to the courts of Quintana Roo, Mexico, unless mandatory consumer protection laws require otherwise.

We may update these Terms from time to time. Updated Terms will be posted on this page with a revised date. Material changes apply to future bookings and continued use of the Site.
